General Comments

The property stands in a former garden site with an entrance drive leading off Cott Lane along the south boundary of Cott House and opening into two sites, one of which is being developed and retained by the vendor, the other being the subject site which is available. The land slopes to the west and the purchasers take the benefit of sharing the responsibility of the driveway and the landscaping with the vendors undertaking these works and capping those costs at £17,500. these works undertaken by the vendor will include fencing, hedging, ecological enhancement with plant and tree habitats for wildlife and with due attention to a screen and privacy. the driveway will have 65m of retaining banks with the driveway entrance and kerb and 50m of scalping to the drive with 175 sq.m of permeable parking and turning areas produced as a consequence. The subject site is one of 2 units for which planning permission was granted. The current vendors purchased the two sites as a whole in order that they could acquire one for themselves and they are now looking to sell the other plot and commence their own build on the retained site. They are a young couple with a two year old child and are building their own home. They are using Terraperma, a local natural building firm to build a high eco spec house on Unit 1. Whilst the vendors are covering the implementation of the services and the provision of access along the drive and related landscaping, the final surfacing of the drive and related landscaping will be jointly costed between plots. the estimate of these costs has been calculated at £17,500 including VAT per site and any buyer will need to refer to their accountant to check if VAT is redeemable as part of a self-build. The necessary foul and surface drainage plans are being dealt with by a drainage consultant and a decision is pending. Cott House which stands to the east of the two sites is a single private residence and is the subject of covenants preventing it from being anything other than a single private residence and the same restriction will exist for Units 1 and 2.

Boundary fences

For identification purposes will be in place.

The purchaser can have some input to the landscaping and decisions on the size of the patio incorporated within the design is certainly possible.

The services planned into the site at the current moment does not include gas and this was a decision on ethical grounds but if a buyer wished to have a supply of gas this could be dealt with during the service implementation but at their cost. Currently planned will be mains electricity, water and drainage.

The property is offered freehold with vacant possession.
