TENANT FIND – 60% of rent inclusive of VAT

This service includes:

  • Carry out and provide an up-to-date valuation
  • Arrange Energy Performance Certificate if required before marketing
  • Advertise and market your property on our Website, Right Move, Zoopla, On the Market
  • Facebook, Instagram and Twitter
  • Obtain full enhanced references on all prospective tenants and guarantors (if required)
  • Prepare tenancy agreements and all paperwork where necessary
  • Ensure the property is compliant with all the legal certificates required
  • Arrange an inventory with pictures and meter readings
  • Advise the relevant utility companies of the meter readings
  • Collect initial rent payment and send the standing order mandate to the relevant banks
  • Provide a financial statement detailing any monies deducted from the rent payment

RENT COLLECTION 9% inclusive of VAT

  • Collect monthly rent and pay the balance on to the landlord
  • Provide a monthly statement
  • Make deductions for HMRC payments

FULLY MANAGED 13.2% inclusive of VAT of the rent

This service includes

  • As above for a tenant find plus
  • Carry out inspections on a quarterly basis and send the landlord a written report
  • Arrange gas, legionnaire risk assessment, 5-year wiring and portable appliance test certificates to ensure the landlord is compliant with the regulations
  • Arrange repairs direct with the contractors and discuss with the landlords
  • Offering a 24 hour, 365 days a year out of hours emergency service to the tenants
  • Register all deposits with a Government approved scheme
  • Carry out end of tenancy check outs and advise the utility companies of the tenant moving out
  • Regular news letter informing of changes to rules and regulations
  • Monthly statement and copies of all invoices
  • Statement for your annual tax return

INITIAL SET UP ADMINISTRATION FEE £300 inclusive of VAT

  • Discuss any essential works to improve/enhance the property
  • Advise about the regulations and certificates required
  • Advertise the property and carry out accompanied viewings on all properties, to include erecting a “To Let” board if required
  • Prepare the necessary paperwork
  • Carry out a detailed inventory
  • Get keys cut where necessary

ADDITIONAL CHARGES OPTIONAL FOR NON-MANAGED LANDLORDS

NON-MANAGEMENT FEE FOR REFURBISHMENTS £150 inclusive of VAT
Assessing what is required with the landlord at the property
Arranging access with the tenants if in situ and assessing costs with the contractors
Ensuring work has been carried out as per the quotes and the specifications

RENEWAL FEE £120 inclusive of VAT
Drawing up the new agreements and issuing the correct information

CHECK OUT FEE £240 inclusive of VAT
Issue Section 21 if required
Carry out a final inspection using the tenants existing inventory which includes taking the meter readings and report back to the landlord including photos of any damage caused
Advise the relevant utility companies the tenant has moved out giving them the tenants new address if we have been advised of this

KEY HOLDING FEE £72 inclusive of VAT
Holding keys solely for safekeeping and to pass onto contractors at your request

We advertise the property on our Website, Facebook, Twitter, in our City Centre Office, Rightmove and “On The Market” and we charge one of the lowest fees to potential tenants.

We offer two services fully managed or tenant find only as a small independent Estate Agent we are able to tailor the package accordingly to suit the individual needs of the landlord. We are also always happy to meet landlords at potential investment properties.
